Plumber Five Dock
Leaks, blocked drains, hot water and gas fitting in houses and flats, fixed by licensed local plumbers who quote first.
Licensed plumbers for Five Dock houses and flats, day or night
A dripping tap, a shower that won’t drain or a hot water unit gone cold needs a licensed plumber in Five Dock. Our plumber Five Dock team takes calls at any hour, for houses, townhouses and apartments alike.
Each job gets a price before we start, and that price holds once you approve it. Evening and weekend rates differ from daytime rates, so we quote your price first.
Which plumbing problems do Five Dock homes run into?
Five Dock has a real mix of homes. The 2021 Census counted 1,737 separate houses and 1,412 flats or apartments. These four jobs come up in both.
Blocked drains
Roots in a sewer line, grease in a kitchen waste and wipes in a toilet all stop a drain. Our drain blockage clearing deals with blockages like these.
Taps and toilets that won’t stop
A dripping tap or a cistern that keeps refilling wastes water and pushes the bill up. A worn washer or a stuck float valve is the usual culprit.
Hot water that gives out
A unit that runs cold halfway through a shower needs a repair or a replacement. Our repairs to hot water systems cover gas and electric units.
Leaks you can’t see
A rising water bill or a damp patch on a wall points to a pipe leaking out of sight. Book tracing for a hidden leak before anything gets cut open.
- A water bill that climbs when your habits haven’t changed
- A water meter that keeps turning with every tap off
- Damp, flaking paint on a wall near a bathroom or laundry
Who looks after which pipes in Five Dock?
Sydney Water says the property owner is normally responsible for private drinking water and wastewater pipes up to where they connect to its services. If your home is connected to Sydney Water, a blockage or leak on your side of that point is yours to fix. Its pipe ownership guide shows where the line falls.
Sydney Water says a blockage is probably in your private pipes if your neighbours aren’t affected. The same goes if your drain isn’t shared with other properties, or if an overflow only happens when you use water at home. Its wastewater blockages page also says to avoid planting trees within 6 metres of wastewater pipes.
Emergency plumber Five Dock: any hour, day or night
A pipe that bursts at midnight or a toilet that overflows on a Sunday can’t wait for opening hours. Call 1300 164 206 and a licensed plumber answers. Evening and weekend rates differ, and you get the price before we start.
Find your main tap before you need it. Sydney Water owns the meter at your property and says you must keep it free from damage. In a block of flats, ask your strata manager where the shut-off valves are.
- Turn the water off at the main tap.
- Switch off the power at the switchboard if water has reached power points or lights.
- Open the lowest tap to drain the pipes and ease the pressure.
- Move anything valuable off the floor, then call us.
Gas fitting and hot water for Five Dock households
Moving a gas heater, fitting a new cooktop or adding a bayonet point is licensed gasfitting work. Our gas fitting work covers new connections, appliance swaps and pressure testing.
A storage hot water unit heats a tank and holds it ready. An instantaneous unit heats water only as it flows through. Both are made in gas and electric models.
If you smell gas, get everyone outside and don’t touch switches or appliances. Call us from outside, at any hour.

Do I need approval for plumbing work in Five Dock?
A plumber submits a Notice of Work before starting work that needs an inspection. NSW Government lists emergency work and minor works, like replacing tap ware and existing hot water systems, as cases where one isn’t required.
A Certificate of Compliance confirms the finished work complies with the plumbing regulations and the Plumbing Code of Australia. It also names the plumber responsible for that work, so keep your copy with your house papers.
Canada Bay Council says heritage items and conservation areas are listed in Schedule 5 of Canada Bay Local Environmental Plan 2013. If your home is listed or in a conservation area, check council’s heritage controls before planning external changes.

Another 580 homes are semi-detached, row or terrace houses or townhouses (15.1%). In a house, one owner is normally responsible for the private pipes up to where they connect to Sydney Water’s services. In a flat, the strata plan and by-laws are where to check.
NSW Government’s strata repairs page says the owners corporation or strata committee must repair and maintain common property. Owners repair anything within their own property. In most cases that splits plumbing as shown below. Renters should contact their real estate agent or landlord.
Plumber Five Dock: whose repair is it in a strata building?
| Plumbing problem | Who looks after it, in most cases | What to do |
|---|---|---|
| Plumbing in an internal wall, or a fixture such as a toilet, sink or shower in your flat | The owner of the flat | Book a licensed plumber. |
| A pipe in a boundary wall or under the floor | The owners corporation | Tell your strata manager or committee. |
| Water damage coming from inside your flat | The owner of the flat | Book a licensed plumber. |
| Water damage coming from common property | The owners corporation | Report it to your strata manager. |
