Ceiling fans are the cheapest cooling you can put in a Sydney home, and the one job people most often try themselves before finding out they cannot. Hard-wiring a fan is licensed electrical work in NSW, and the mounting point matters as much as the wiring.

What ceiling fan installation costs in Sydney

Whether the ceiling already has a wiring point and a fan-rated mount decides most of the price. The table below covers what we actually get called out for.

Ceilings above three metres need an extension rod and safer access, which adds time. Several fans on one visit costs less per fan. Apartments without roof cavity access may need surface conduit.

The installation price does not include the fan itself if you are buying your own, or any switchboard work needed before extra circuits can go in. Neither turns up as a surprise on the invoice.

Picking a fan that suits the room

Most of the fans we get called out to fix were the wrong choice to begin with. Blade span has to match the room. An undersized fan will be on its highest setting from October to March and still lose to a larger fan on low. Bedrooms also want a DC motor, because AC motors hum at low speed and you will hear it at 2am.

What happens on the day

Most installations are done in a single visit, and the order of work rarely changes.

Position gets confirmed first, which means checking blade clearance, the mounting point and where the switch or remote receiver needs to sit. On a light-to-fan conversion the brace goes in at this stage. Any old fan comes down and leaves with us.

Wiring follows, then the fan goes up and gets balanced. Balancing is what separates a quiet fan from a wobbly one, and it is the step most often skipped. Before we leave we run the fan through every speed, check the remote or wall control pairs properly, and clear up after ourselves.

You get a Certificate of Compliance for Electrical Work at the end, and the quoted price does not move.

The safety rules that apply in NSW

The rules that catch people out tend to do so after the fan has already been bought.

Australian Standards set a minimum of 2.1 metres between the floor and the fan blades. On a standard 2.4 metre ceiling there is not much room to play with, which is why low-profile fans exist. High and raked ceilings go the other way and need a drop rod sized to the room, which we measure on site instead of guessing from the ceiling height.

The mount is the other one. Light fittings and ceiling fans are held up by very different hardware, and a fan bolted to a light point works itself loose over time. We check what is already up there before quoting, and fit a fan-rated brace where the existing mount will not carry the load. Where the switchboard needs work before extra circuits can go in, we will say so upfront.

Repairs, replacements and servicing

Not every call is a new installation. A fan that has started wobbling, humming or cutting out is usually fixable, and worth diagnosing before you replace it.

Wobble is most often a balance problem or a loose mount rather than a failing motor. A grinding or ticking noise points at bearings. A fan that runs on some speeds but not others is generally a capacitor or a controller fault. If the repair costs more than the fan is worth, we will tell you that instead of quoting for it.
