Plumber Bullaburra
Drains, leaks, hot water and gas, repaired by licensed local plumbers who agree the price before they start.
Licensed plumbers for Bullaburra homes, day or night
When the kitchen drain gurgles or a tap won’t stop running, our licensed plumber Bullaburra team is on call at any hour. We work across the village, from the streets around the station to the homes near Red Gum Park.
You get a price before the work begins, and it stays fixed once you approve it. Rates change on evenings and weekends, so we quote your visit first.
What plumbing jobs come up most in Bullaburra?
Detached houses make up almost the whole village. In the 2021 Census, 491 of 499 occupied homes were separate houses. So almost every lot has one owner looking after its private pipes.
Roots and blocked drains
Roots find the joints in a drain line and slowly close it. If the line keeps blocking, a camera shows what’s inside, and then we can clear the blocked drain or repair the pipe.
Hidden leaks
A water bill that climbs with no change in use points to a leak. Read the meter with every tap off. If it still moves, water is escaping somewhere on your side.
Hot water that runs cold
A unit that runs cold mid-shower has lost a part or is simply worn out. We cover repairing a hot water system and say when replacing the unit is the better call.
Stormwater in the wrong place
Rain that pools against a wall or finds its way into the sewer line brings damp and overflows. Sydney Water says owners mustn’t let rainwater or stormwater enter their sewer pipes.
Which pipes belong to you in Bullaburra?
Sydney Water says owners own the drinking water pipes from where they connect to its system to the taps on their property. Owners also own the wastewater pipes up to the point of connection. Sydney Water’s ownership diagrams show who owns what.
Sydney Water may repair your water pipe free of charge from its system to the meter, up to one metre inside your boundary. After that, the repair is yours. NSW requires a licensed plumber for plumbing and draining work.
If a tree is behind the blockage, check with council before it comes down. Blue Mountains City Council requires a permit for removing or pruning a tree 4 metres or more in height, or with a crown wider than 4 metres.
Emergency plumber Bullaburra, any hour of the day
Call 1300 164 206 at any hour for a burst pipe, a sewer overflow or a gas smell. A licensed plumber answers. We handle urgent plumbing repairs day and night. Rates differ after hours, and the price is quoted first.
If sewage is overflowing from a gully or drain near your outside tap, stay clear of it. On a sewered property, Sydney Water takes overflow reports on 13 20 90, 24 hours a day.
While you wait:
- Close the main tap, or the tap at the meter if that’s easier to reach.
- If water is running near power points, keep clear, and use the switchboard to cut power only if the board is dry.
- Run the lowest tap until the line empties.
- Move rugs and small items out of the wet area, then call us.
Gas and hot water work in Bullaburra homes
In NSW, only a licensed gasfitter can work on gas pipes. That includes moving a heater, swapping a cooktop or connecting a hot water unit. Our team handles gas heater and cooktop connections.
Bottled gas has one exception. Swapping an empty cylinder for a full one isn’t gasfitting work. Connecting a new regulator or appliance is.
After gas work, the gasfitter lodges a certificate within five business days. Network gas gets a compliance certificate. Bottled gas gets an inspection certificate, which goes to the owner.
Smell gas? Get everyone outside, keep clear of switches and appliances, and phone us from there.

Does plumbing work in Bullaburra need approval?
You don’t apply for a plumbing approval yourself. Before work that needs an inspection starts, the plumber sends Building Commission NSW a Notice of Work. That’s the form that says what work is planned and who will do it. Emergency work and minor jobs, such as replacing taps or an existing hot water system, are exempt.
Once the job is done, you receive a Certificate of Compliance, which states that the work meets the Plumbing Code of Australia. After drainage work you also get a Sewer Service Diagram, a drawing of where the private sewer pipes run. Keep both with your house records.
Bullaburra is in the City of Blue Mountains. Planning and tree questions go to Blue Mountains City Council, not Sydney Water.

Nearly all of these homes are detached, so one owner holds every pipe on the lot. The pipes of a rented home still belong to its owner. The 62 empty dwellings add a quieter risk, because a leak in an empty house runs until someone notices.
Plumber Bullaburra: sewer or on-site system?
| Your system | Who looks after what | Who to call |
|---|---|---|
| Connected to the sewer | You own the pipes up to the connection. Beyond that it’s Sydney Water’s system. | A licensed plumber for your pipes. Sydney Water, on 13 20 90, for an overflow. |
| Septic with an absorption area | You run it. Council issues an approval to operate every five years. | Your service provider for faults. Council, to report odours or surface ponding. |
| Septic with a storage tank | A commercial contractor pumps the tank out under an annual contract. | Your pumping contractor. |
Not every Blue Mountains property is on the sewer. Council counts close to 1,400 with on-site systems, so check which one you have before planning a bathroom or drainage job.
Council says flash flooding in February 2020 badly damaged the bridge footings in Red Gum Park. That was a once-in-50-year rainfall event. After heavy rain, water pooling against a wall or slab is a drainage fault, and fixing stormwater pooling starts with where the water goes.
Lawson and Wentworth Falls are the villages either side of Bullaburra. Our Lawson plumbers and our Wentworth Falls plumbing team cover them.
Our Katoomba plumbers cover that town as well.
Our service area includes smaller places like Mount Wilson and Sun Valley.
