Licensed plumbing for Wahroonga houses and apartments
A drain that gurgles, a stain on the ceiling or a hot water unit gone cold needs a licensed plumber in Wahroonga. Our plumber Wahroonga team answers calls at all hours, whether the home is a house or a flat.
We price every job before we start. The price holds once you approve it. Evening and weekend rates differ, so you get the figure first.
Which plumbing jobs come up most in Wahroonga?
The 2021 Census counted 4,311 separate houses and 1,135 flats or apartments in Wahroonga. Here are four plumbing jobs for homes like these.
Slow and blocked drains
Sydney Water says tree roots can enter small cracks in wastewater pipes and slow drainage. Before we commit to a fix, a camera shows what the pipe looks like inside. That tells us if clearing a blocked drain is enough or the pipe needs repair.
Leaks you can’t see
A water bill that climbs for no reason can point to a hidden leak. So can a damp patch on a wall. We start with leak tracing for hidden pipes before anything is opened up.
Hot water that runs cold
A unit that goes cold mid-shower needs a repair or a swap. Our hot water repair work covers gas and electric units, and we tell you when replacing makes more sense.
Taps and cisterns that won’t stop
A tap that drips or a cistern that keeps filling wastes water and lifts the bill. The culprit is often a worn washer or a stuck float valve.
Whose pipes are whose in Wahroonga?
Sydney Water says the property owner is normally responsible for private water and wastewater pipes up to where they connect to its services. Sydney Water owns the water main, the meter and the wastewater junction. The Sydney Water pipe guide shows where the line is drawn.
Tree roots are one cause of blockages. Sydney Water says the owner clears any tree roots that enter the junction at the point of connection. A blocked drain on your side is yours to fix.
Emergency plumber Wahroonga: any hour, day or night
A pipe that bursts at midnight or a toilet that floods on a Sunday can’t wait for opening hours. Ring 1300 164 206, and a licensed plumber picks up. Our evening and weekend rates differ from daytime rates, and the price comes first.
Know where your main tap is before trouble starts. Sydney Water owns the water meter and says you must keep it free from damage.
- Shut off the water at the main tap.
- If water has reached power points or lights, turn the power off at the board.
- Open the lowest tap to drain the pipes.
- Lift valuables off the floor, then call us.
Keep the area clear until we arrive.
Our emergency plumbing callouts run all day, every day.
Gas fitting and hot water for Wahroonga homes
If you move a gas heater or swap a cooktop, a licensed gasfitter must connect it. Our gas fitting work covers new bayonet points, appliance swaps and pressure testing.
A storage unit heats a tank and holds the water ready. An instantaneous unit has no tank and heats water as it passes through. Both come in gas and electric, so the right swap depends on what your home has now. Tell us what you have, and we’ll price the swap before we start.
If you’re building on bush fire prone land, the NSW Rural Fire Service says any above-ground water and gas pipes need to be made of metal. It adds that the home needs a water supply for firefighting, such as a tank, pool or dam.
If you smell gas, NSW Fair Trading says to leave the building and call 000. Then contact a licensed gasfitter.

Do I need approval for plumbing work in Wahroonga?
Plumbing jobs come with their own forms. NSW says a Notice of Work is a form that outlines the plumbing and drainage work to be carried out. A plumber submits one before work that needs an inspection. In Sydney, these go to Building Commission NSW.
At the end of all plumbing and drainage work, NSW says the plumber completes a Certificate of Compliance. It confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. Ask for your copy and file it with the house papers.
Council rules can apply as well. Ku-ring-gai Council lists a Wahroonga Heritage Conservation Area. Ku-ring-gai Council says listing generally means external and structural alterations, demolition and subdivision need its approval. If your home is inside that area, check with the council before you plan external changes.
Plumbing in Wahroonga’s houses and apartment blocks
The NSW Electoral Commission lists Wahroonga as a locality, partly or wholly, of both Ku-ring-gai Council and Hornsby Shire Council. Check which council covers your street first.
Ku-ring-gai Council’s conservation area listing describes formal avenues of street trees in Burns Road, Water Street and Coonanbarra Road. Sydney Water asks owners to avoid planting trees within 6 metres of wastewater pipes.
Wahroonga homes in the 2021 Census

Separate houses made up 74.5% of the homes counted, and in a house the owner is normally responsible for the private pipes up to where they connect to Sydney Water’s services. About one home in five is a flat or apartment, where your strata plan and by-laws matter. NSW says a tenant in a rented home, 1,030 of them in 2021, contacts the landlord or agent for repairs.
NSW says that in a strata building, the owner looks after plumbing in internal walls and fixtures, such as baths, toilets, sinks and showers. The owners corporation looks after plumbing in boundary walls and under the floor. If it’s unclear who should fix something, check your strata plan and by-laws.
Plumber Wahroonga: who looks after the pipe?
| Where the pipe is | Who looks after it | What to do |
|---|---|---|
| Water main or meter | Sydney Water owns them. | Keep the meter clear and undamaged. |
| Pipes and fixtures on your own lot | The owner, normally up to where they connect to Sydney Water’s services. | Call a licensed plumber. |
| Fixtures inside your apartment | The owner of the lot. | Call a licensed plumber. |
| Boundary walls or under the floor in a strata building | The owners corporation. | Tell your strata manager or committee. |
