Plumber Artarmon
Blocked drains, leaks, hot water and gas fitting in Artarmon units and houses, fixed by licensed local plumbers who quote first.
Licensed plumbers for Artarmon units and houses, day or night
A ceiling stain or a hot water unit gone cold needs a licensed plumber in Artarmon. Our plumber Artarmon team takes calls at any hour, for flats and houses alike.
Most Artarmon homes are flats, and that changes who looks after which pipe. Every job gets a price before we start, and it holds once you approve it. Evening and weekend rates differ from daytime rates, and we quote the price first.
What goes wrong with plumbing in Artarmon flats and houses?
The 2021 Census counted 2,483 flats or apartments among Artarmon’s 3,629 occupied homes. Here are four plumbing jobs that come up in homes like these.
Stains on the ceiling
A brown patch or a bubbling ceiling means water is coming from somewhere above. Our leak detection uses non-invasive tracing before anything is opened up.
Slow and blocked drains
A slow shower or a gurgling floor waste points to a blockage in the line. A camera run shows what is in the pipe, whether that’s roots, grease or a broken joint. See our drain unblocking service.
Hot water that runs out
A unit that goes cold in the shower is either a repair or a replacement. Our hot water repair work covers gas and electric systems.
Taps and toilets that run on
A tap that drips overnight and a cistern that keeps refilling both push the water bill up. Look for a worn washer or a stuck float valve first.
Check your meter before you call. If your home has its own meter and the dial keeps moving with every tap and appliance off, water is leaking somewhere.
Signs of a hidden leak
- A water bill that climbs when your use hasn’t changed
- A meter dial that moves with every tap off
- A damp patch or peeling paint on a wall or ceiling
- A musty smell near a bathroom or laundry
Who owns which pipes in Artarmon?
Sydney Water says the property owner is normally responsible for private water and wastewater pipes up to where they connect to its services. It owns the water main and the meter at your property. Its pipe ownership guide shows where the line falls.
Sydney Water also says a pipe that serves other properties is a joint service. Each owner who shares a joint private service is responsible for it. In a block of units, the strata section further down this page covers who looks after what.
Emergency plumber Artarmon: any hour, day or night
A burst hose or an overflowing toilet won’t wait for opening hours. Call 1300 164 206 and a licensed plumber answers, at any hour. Evening and weekend rates differ, and you get the price before we start.
Learn where the water shuts off before you need it. In a unit block, ask your strata manager where the building’s shut-off valves are.
- Turn the water off at the isolation valve or main tap.
- Switch off the power at the switchboard if water has reached power points or lights.
- Move rugs and valuables off the floor.
- If water is coming through a ceiling, tell your strata manager, then call us.
If you smell gas, get everyone outside and keep away from switches and appliances. Call us from outside, at any hour.
Gas fitting, hot water and strata plumbing in Artarmon
Fitting a cooktop, moving a gas heater or adding a bayonet point is licensed gasfitting work. Our gas fitting work covers new connections, appliance swaps and pressure testing.
A storage hot water unit keeps a tank of heated water ready. An instantaneous unit heats water as it flows through. Both come in gas and electric versions.
Strata buildings split the plumbing in two. The NSW Government’s strata repairs guide lists plumbing in internal walls and fixtures, such as baths, toilets, sinks and showers, as the owner’s job. It lists plumbing in boundary walls and under the floor as the owners corporation’s.
If you can’t tell which one applies to your leak, ask your strata manager before you book. The same guide lists water damage coming from inside your property as the owner’s job.

Do I need approval for plumbing work in Artarmon?
Plumbing work has its own paperwork. NSW says a plumber submits a Notice of Work before starting work that needs an inspection. Emergency work and minor works, like replacing tap ware or an existing hot water system, don’t need one.
A Certificate of Compliance confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. NSW says the plumber gives a copy to the person who arranged the work. Keep it with your house or unit papers.
Council can matter too. Willoughby City Council says it has twelve heritage conservation areas, and that development consent is required for most changes in them. Ask the council whether your address is in one before you plan work that changes the outside of a building.
Plumber Artarmon: stormwater, strata and Willoughby Council
The NSW Electoral Commission lists Artarmon as one of Willoughby City Council’s localities, partly or wholly. Willoughby City Council says all property owners must manage and maintain their drainage. Its page lists roof water drainage, stormwater pipes, gutters, downpipes and pits as private drainage.
Artarmon homes in the 2021 Census
Source: ABS Census QuickStats. The ABS makes small random changes to figures for privacy.
Only 820 homes are separate houses. For a house, the owner is normally responsible for the pipes up to where they connect to Sydney Water’s services. A rented home still has an owner, and the same split applies.
The Census also counted 325 private dwellings that were empty on Census night. Before you leave a home empty for weeks, fix any dripping tap or loose hose.
Plumber Artarmon: who looks after which drain?
| Where the water goes | Who looks after it | What to do |
|---|---|---|
| Roof water, gutters, downpipes and pits on your property | The property owner | Keep them in good condition and have a plumber repair faults. |
| The outlet from your property to the council kerb | The property owner | Have a plumber repair it if it fails. |
| A blocked drain in a private easement shared with neighbours | Council says it can’t act on defective or blocked private drainage easements. | Talk to your neighbours, as council suggests, then call a plumber. |
Council’s stormwater flooding guide has the full detail behind that table.
