Plumber Bondi Beach
Blocked drains, leaks, hot water and gas fitting in Bondi Beach flats and houses, fixed by licensed local plumbers who quote the price first.
Licensed plumbers for Bondi Beach flats and homes, any hour
A leak through the ceiling, a blocked toilet or a hot water unit gone cold needs a licensed plumber in Bondi Beach. Our plumber Bondi Beach team takes calls day and night, and works in apartments and houses.
We agree the price before any work starts, and it stays fixed once you approve it. Evening and weekend rates differ from daytime rates, and we quote the price first.
What plumbing problems do Bondi Beach apartments run into?
The 2021 Census counted 4,435 flats or apartments among 5,174 occupied homes in Bondi Beach. Here are four jobs we deal with in homes like these.
Blocked drains and toilets
A toilet that won’t flush or a sink that drains slowly points to a blockage. A camera inspection shows whether blocked drain clearing will hold or the pipe needs repair.
Leaks you can’t see
A damp patch on a ceiling or wall points to a pipe leaking out of sight. So does a water bill that climbs. We trace the leak before anything is opened up.
Hot water that gives out
A unit that runs cold halfway through a shower needs a repair or a replacement. We look after hot water unit repairs, and tell you when replacing one makes more sense.
Taps and cisterns that won’t stop
A tap that drips or a cistern that keeps refilling wastes water and lifts the bill. A worn washer or a stuck float valve is the usual cause.
Who owns which pipes in Bondi Beach?
Sydney Water says the property owner is normally responsible for private drinking water and wastewater systems. That runs up to where they connect to its services. It adds that there may be overlap, and you may share services with other properties. Its guide to maintaining your service sets out the detail.
Inside a strata building, the split also depends on where a pipe runs. The table further down shows how NSW divides it.
Emergency plumber Bondi Beach: call at any hour
A burst pipe or an overflowing toilet won’t wait for opening hours. Call 1300 164 206 and a licensed plumber answers. Evening and weekend rates differ, and you get the price before we start.
Our emergency plumbing team isolates the supply and repairs the damaged section. While you wait, work through this list.
- Turn the water off at your flat’s main tap.
- Switch off the power at the switchboard if water has reached power points or lights.
- Open the lowest tap to drain the pipes and ease the pressure.
- If the water is coming through a ceiling or wall, tell your building manager or strata manager.
- If you rent, tell your landlord or agent straight away.
NSW lists a burst water service, a blocked or broken toilet and a gas leak as urgent repairs in a rental. It says tenants should notify the landlord or agent straight away.
Hot water and gas fitting for flats and houses
Moving a gas heater or replacing a cooktop is gasfitting work, and only a licensed gasfitter can do it. Our licensed gas fitting covers new connections, appliance swaps and pressure testing.
A storage hot water unit heats a tank and keeps it hot. An instantaneous unit heats the water as it flows through. Both come in gas and electric versions.
NSW says you need permission for a kitchen or bathroom renovation in a strata property. It lists bathroom renovations among the major renovations, which only the owners corporation can approve. Check your by-laws before you book.
If you smell gas, get everyone outside and keep away from switches and appliances. Call us from the street, at any hour.

Do I need approval for plumbing work in Bondi Beach?
NSW has its own paperwork for plumbing. A plumber submits a Notice of Work before starting work that needs an inspection. NSW lists emergency work and minor works, such as replacing tap ware or an existing hot water system, as cases where one isn’t needed.
A Certificate of Compliance confirms the finished work complies with the plumbing regulations and the Plumbing Code of Australia. In a strata building, a bathroom renovation needs owners corporation approval as well. That’s a separate step from the plumbing paperwork.
Plumber Bondi Beach: what a block of flats means for pipes
The NSW Electoral Commission lists Bondi Beach among the localities Waverley Council covers in whole or in part. Bondi and Bondi Junction are on that list too.

In a flat, who looks after a pipe depends on where it runs. In 2021, 3,410 homes were rented. For those, the first call on a repair is the landlord or agent. NSW says the split below applies in most cases.
Plumber Bondi Beach: who repairs which pipe in a strata flat?
| Where the plumbing is | Who looks after it | What to do |
|---|---|---|
| Taps, toilets, baths, showers and pipes in internal walls | The owner | Book a licensed plumber. |
| Pipes in boundary walls or under the floor | The owners corporation | Tell your strata manager or committee. |
| Any repair in a rented flat | Your landlord or agent first | Tell them straight away. |
| You can’t tell which applies | Your strata plan and by-laws decide | Ask your strata manager for a copy. |
