Plumber Kensington
Leaks, blocked drains, hot water and gas work in Kensington flats and houses, done by licensed local plumbers who quote first.
Licensed plumbers for Kensington flats and houses, day or night
A stain spreading across the ceiling or a toilet that won’t flush needs a licensed plumber in Kensington. Our plumber Kensington team takes calls at any hour, for flats, terraces and houses.
Each job gets a price before we start, and that price holds once you approve it. Evening and weekend rates differ from daytime rates, and we quote the price first.
What plumbing problems come up in Kensington flats and homes?
The 2021 Census counted 3,110 flats or apartments among Kensington’s 4,354 occupied homes. Here are four plumbing jobs that come up in homes like these.
Slow and blocked drains
A slow sink, shower or toilet points to a blockage in the pipe. A camera inspection shows where it sits and whether clearing the drain will hold.
Leaks behind walls and ceilings
A damp patch or a ceiling stain means water is escaping out of sight. We use hidden leak detection before anything is opened up.
Hot water that runs cold
A unit that runs cold mid-shower needs a repair or a replacement. We handle hot water repairs on gas and electric units.
Dripping taps and running toilets
A dripping tap or a cistern that keeps refilling wastes water and lifts the bill. A worn washer or a stuck float valve is the usual cause.
Who looks after which pipes in a Kensington flat?
Sydney Water says owners are generally responsible for maintaining their own pipes and equipment, up to where they connect to its services. Water mains and meters are usually its responsibility. It adds that there may be overlap, and that you may share services with other properties. Its page on maintaining your service sets this out.
Inside a strata building, the split is different again. NSW says the owners corporation repairs common property, and owners repair anything in their own property.
In most cases the owner looks after plumbing in internal walls and fixtures. That means baths, toilets, sinks and showers. Plumbing in boundary walls and under the floor sits with the owners corporation. NSW’s strata repairs guide lists the rest.
Emergency plumber Kensington: any hour, day or night
A burst pipe or a flooding toilet doesn’t wait for business hours. Call 1300 164 206 at any hour and a licensed plumber answers. Evening and weekend rates differ, and you get the price before we start.
If water is coming from common property, tell your building manager, strata manager or strata committee too. NSW says to notify one of them when you see common property that needs repairing.
- Turn the water off at the main tap for your home.
- Switch off the power at the switchboard if water is near power points or lights.
- Lift rugs and valuables off the floor.
- Call us at any hour, and keep people away from wet floors.
Gas fitting, hot water and renovations in Kensington
Moving a gas cooktop or fitting a new heater is licensed gasfitting work. Our gas fitting service covers new connections, appliance swaps and pressure testing.
A storage hot water unit heats a tank of water and holds it ready. A continuous flow unit heats water as you use it. You can buy either type in a gas or an electric model.
In a strata lot, NSW says you need permission to do a kitchen or bathroom renovation. Check your scheme’s by-laws before you plan one.
If you smell gas, get everyone out and don’t touch switches or appliances. Call us from outside the building.

Do I need approval for plumbing work in Kensington?
Plumbing work has its own paperwork. A plumber submits a Notice of Work before starting work that needs an inspection. NSW says one isn’t needed for emergency work or minor works, such as replacing tap ware or an existing hot water system.
A Certificate of Compliance confirms the finished work complies with the plumbing regulations and the Plumbing Code of Australia. The plumber gives a copy to the person who arranged the work. See NSW’s page on plumbing inspection documents.
Randwick City Council lists West Kensington among its heritage conservation areas. It describes a heritage conservation area as a precinct, streetscape, group of buildings, landscape, suburb or town with particular heritage values. Its page doesn’t say which Kensington streets that covers, so ask the council whether your address is in it before you plan changes to the building.
Plumbing in Kensington’s apartment blocks and rentals
Randwick City Council’s city plan lists Kensington among the suburbs of its area. The same list names Kingsford, Randwick, Coogee and Maroubra.

Most Kensington homes are flats, and more than half are rented. When a repair is needed, NSW says tenants should ask their landlord. If the owners corporation is responsible, it organises the tradesperson. If you are, book a licensed plumber.
Plumber Kensington: whose job is the repair?
| What’s wrong | Who looks after it | What to do first |
|---|---|---|
| A leak in a pipe in a boundary wall or under the floor | The owners corporation, in most cases | Tell your strata manager or committee. |
| A toilet, shower or other fixture, or a pipe in an internal wall | The owner of the property | Book a licensed plumber. |
| The water main and the water meter | Sydney Water, usually | Keep the meter free from damage. |
Sydney Water also lists backflow prevention devices among the equipment an owner maintains. A backflow prevention device is a valve that stops water flowing backwards into the mains supply.
We also take jobs in Kingsford, Randwick, Coogee and Maroubra. See the other suburbs our Eastern Suburbs plumbers cover.
