Plumber Bondi
Leaks, blocked drains, hot water and gas fitting in Bondi flats and terraces, fixed by licensed local plumbers who quote first.
A local plumber for Bondi apartments and terraces, at any hour
A leaking pipe in a Bondi flat needs a licensed plumber who knows who looks after what. Our plumber Bondi team takes calls at any hour. We work in apartment blocks, terraces and the 294 separate houses the 2021 Census counted.
We agree the price before any work starts, and it stays fixed once you approve it. Evening and weekend rates differ from daytime rates, so you hear the price first.
Which plumbing jobs do Bondi apartments and terraces call for?
Of Bondi’s 4,484 occupied homes, the 2021 Census counted 3,569 flats or apartments and 537 semi-detached, row or terrace houses and townhouses. In a flat, the leaking pipe is yours or the owners corporation’s, and the strata plan says which. Here are four jobs that come up in buildings like these.
Leaks that show up next door
Water from a bathroom can stain the ceiling of the flat below. We use tracing a water leak to find the source before anything is opened up. Then you know which pipe to report.
Drains that keep blocking
A camera inspection shows whether a clean will hold or the pipe needs repair. See our work on drains that keep blocking.
Hot water that runs cold
A unit that goes cold mid-shower needs a repair or a new unit. We work on gas and electric units, and we tell you when replacing makes more sense.
Taps and cisterns that run on
A mixer that drips or a cistern that keeps filling is a repair inside your own flat. The part is small, but the water runs until it’s fixed.
Which pipes are yours in a Bondi flat?
Sydney Water says it owns the water main and the meter at your property. You look after your own pipes up to where they connect to its services. It also warns that you can share services with other properties. Its maintenance guide explains the split.
The NSW Government’s strata repairs guide sets out who repairs what in most cases. Plumbing in internal walls and fixtures is the owner’s. Plumbing in boundary walls and under the floor is the owners corporation’s. If the guide doesn’t answer it, it says to check your strata plan and by-laws.
Emergency plumber Bondi: any hour, day or night
Water from a burst pipe keeps flowing until someone shuts it off. Call 1300 164 206 and a licensed plumber answers at any hour. Evening and weekend rates differ, and you hear the price before we start. See our burst pipe repairs for what we do on an urgent job.
Sydney Water owns the water meter at your property and asks owners to keep it free from damage. While you wait for us, work through this list.
- Turn the water off at the nearest isolation valve or at the meter.
- Switch off the power at the switchboard if water has reached power points or lights.
- Tell your building manager or strata manager if the water is coming from common property.
- Call us at any hour and keep the area clear until we arrive.
Gas fitting and hot water for Bondi flats
A licensed gasfitter has to move a gas cooktop, swap a heater or add a bayonet point, and test the work before it’s used. Our team does gas appliance connections, with pressure tests on older lines.
A storage hot water unit keeps a tank of water heated and ready. An instantaneous unit heats water only while it flows through. Both come in gas and electric models. We repair or replace either type.
If you smell gas, leave the building and keep away from switches and appliances. Call us from outside, at any hour.

Do I need approval for plumbing work in Bondi?
A Notice of Work is the form that lists the plumbing job and who’s doing it. A plumber submits one before work that needs an inspection. The NSW Government says emergency work and minor works don’t need one, and gives replacing tap ware or an existing hot water system as examples.
A Certificate of Compliance comes after the job. It confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. It also names the plumber responsible.
In a strata building, hire a licensed tradesperson for a repair that’s yours, says NSW. The owners corporation arranges its own.
Plumber Bondi: stormwater, sewers and shared pipes
Bondi is in the Waverley Council area, says the council’s website. Council runs most of the public stormwater network. Larger drains that discharge at beaches are Sydney Water’s, it says, and it keeps no records of private stormwater systems.

Most of Bondi’s occupied homes are flats. In a strata building, the NSW guide above sets out who repairs what. For the 2,547 rented homes, NSW says tenants should ask their landlord or agent to arrange repairs. A tenant who can’t reach them can arrange an urgent repair and claim the cost back. Check the NSW repairs rules first.
Not every drain problem is a plumber’s job. This table follows how Waverley Council’s stormwater page splits them.
Plumber Bondi: who deals with which drain problem?
| Problem | Who deals with it | What to do |
|---|---|---|
| Blocked drain or pollution in a public stormwater drain | Waverley Council | Lodge a request with council and include photos. |
| A larger stormwater drain that discharges at a beach | Sydney Water | Contact Sydney Water, not council. |
| Rain running from a neighbour onto your property | Council can be asked to investigate if there is clear evidence of defective roof drainage or a deliberately altered water path | Lodge a request with council. |
| Seepage or run-off from a sloping block | The private owner | Ask a licensed plumber about drainage on your side. |
The NSW heritage database lists the Bondi Ocean Outfall Sewer as a sewage tunnel, with its address on Blair Street, Bondi. Where a property connects to Sydney Water’s wastewater system, Sydney Water says it owns the junction and the owner is responsible for their connection.
We also take jobs in Bondi Beach, Bondi Junction, Coogee and Randwick. Our plumbers in the Eastern Suburbs cover the rest of the region too.

Plumber Bondi FAQs

It depends on whose drain it is. Waverley Council manages most of the public stormwater network, and Sydney Water manages larger drains that discharge at beaches. Council says seepage and natural run-off from a sloping block are a matter for the private owner.
Tell your landlord or agent straight away. NSW lists a burst water service, a serious leak and a gas leak as urgent repairs. If you can’t reach them, a tenant can arrange an urgent repair and ask to be paid back.
A plumber submits one before work that needs an inspection. It isn’t needed for emergency work or minor works, such as replacing tap ware or an existing hot water system. A Certificate of Compliance then confirms the finished work complies with the plumbing regulations.
A burst pipe, a sewage overflow, water coming through a ceiling or the smell of gas needs a call at once. We answer 24 hours a day, seven days a week. Evening and weekend rates differ from daytime rates, and we quote the price first.
