Licensed plumbers for Malabar homes, any hour
A tap that won’t stop dripping, a toilet that gurgles or a hot water unit gone cold needs a licensed plumber in Malabar. Our plumber Malabar team takes calls at any hour, day or night.
We agree the price before work starts, and it’s fixed once you approve it. Evening and weekend rates differ from daytime rates, and we quote the price first.
Which plumbing problems turn up in Malabar homes?
The 2021 Census counted 824 separate houses among Malabar’s 1,333 occupied homes. It also counted 340 flats or apartments. Here are four jobs that come up across both.
Slow drains and gurgling toilets
Sydney Water lists slow-emptying sinks and a toilet or floor drain that gurgles as signs of a blockage. A plumber can tell you whether clearing a choked drain will fix it or the pipe needs repair.
Fat, wipes and tree roots
Sydney Water says tree roots are the most common cause of sewer blockages. Wet wipes and fats, oils and grease poured into sinks cause them too.
Hot water that gives out
A unit that runs cold halfway through a shower needs a repair or a replacement. We look after hot water unit repairs, gas or electric.
Leaks you can’t see
A water meter that keeps moving with every tap off points to a leak somewhere on the property. We use tracing for hidden leaks before anything is opened up.
Who owns which pipes in Malabar?
Sydney Water says the property owner is normally responsible for private water and wastewater pipes up to where they connect to its services. It owns the water main and the meter at your property. Its pipe ownership diagrams show where the line falls.
It also owns the junction on its wastewater main. The owner is responsible for their connection to that junction, and for clearing any tree roots that enter it.

- Open the lowest tap in the house to drain the pipes.
- Keep children and pets away from any sewage overflow, as Sydney Water advises.
- Call us at any hour.
Gas fitting and hot water in Malabar
Connecting a gas cooktop or moving a gas heater is gasfitting, and our contractor licence covers it. Our gas appliance connections include new connections, appliance swaps and pressure testing.
A storage unit keeps a tank of hot water ready. An instantaneous unit heats water as it flows through. A heat pump unit is a third type, with an outdoor fan.
The NSW EPA restricts heat pump water heater noise before 7 am and after 10 pm on any other day. On weekends and public holidays it’s before 8 am and after 10 pm. Keep that in mind when you pick a spot for the outdoor unit.
If you smell gas, get everyone out and don’t touch switches or appliances. Call us from outside, at any hour.

Do I need approval for plumbing work in Malabar?
Plumbing has its own paperwork. A plumber submits a Notice of Work to Building Commission NSW before starting work that needs an inspection. NSW says a Notice of Work doesn’t need to be supplied in some cases, including emergency work and minor works like replacing tap ware.
A Certificate of Compliance confirms the finished work complies with the plumbing regulations and the Plumbing Code of Australia. The plumber gives a copy to the person who arranged the work. Keep it with your house papers.
Plumbing for Malabar’s houses, flats and rentals
Randwick City Council’s community profile page includes Malabar among the suburbs it reports on. Its Malabar Beach page says the beach has a rock pool on the southern foreshore below Randwick Golf Club. On the northern side of the bay is a boat ramp, and Cromwell Park is directly behind the beach.

In a separate house, the owner is normally responsible for the pipes up to where they connect to Sydney Water’s services. In 2021, 457 Malabar homes were rented. Each rented home still has an owner responsible for those pipes.
The 340 flats are a different case. NSW Government guidance says that in most cases the owner is responsible for plumbing in internal walls and fixtures, such as baths, toilets, sinks and showers. The owners corporation is responsible for plumbing in boundary walls and under the floor. If you can’t tell which applies, check your strata plan and by-laws.
Sydney Water says the Malabar wastewater system serves more than one third of Sydney’s population. It also says the Malabar Water Resource Recovery Facility is located in Sydney’s east. The table below shows what Sydney Water says should and shouldn’t go down your drains.
Plumber Malabar: what goes down which drain?
| Item | Where it goes | Why |
|---|---|---|
| Pee, poo and toilet paper | Down the toilet | Sydney Water says these are the only three things to flush. |
| Water, detergent and soap | Down the sink | Sydney Water lists only these three for sinks and drains. |
| Wet wipes, tissues and hygiene products | Not down the toilet | Sydney Water names them as a cause of blockages. |
| Fats, oils and grease | Not down the sink | Sydney Water names them as a cause of blockages. |
We also look after Maroubra, Matraville, South Coogee and Little Bay. See the other suburbs our Eastern Suburbs plumbers cover.
