Licensed plumbers for Surry Hills terraces and apartments, any hour

A tap that won’t stop dripping, a stain spreading across the ceiling or a hot water unit gone cold needs a licensed plumber in Surry Hills. Our plumber Surry Hills team takes calls at any hour, for terrace houses and apartment blocks alike.

We quote the price first, and it’s fixed once you approve it. Evening and weekend rates differ from daytime rates.

What goes wrong with the plumbing in Surry Hills homes?

Two Aussie Home Services plumbers working under a kitchen sink

The 2021 Census counted 2,261 semi-detached, row or terrace houses and townhouses in Surry Hills, and 5,325 flats or apartments. Each kind of home has its own weak spots. Here are four jobs we see.

Slow and blocked drains

Hair, wipes and fat build up where a sink or shower joins the waste pipe. A camera inspection shows whether clearing a blocked drain will hold or the pipe needs repair.

Leaks that travel

Water from a bathroom or laundry can run along a slab or down a wall and show up in another room, or another flat. We use non-invasive leak tracing before anything is opened up.

Hot water that runs out

A unit that fades partway through a shower needs a repair or a replacement. We handle hot water system repairs and tell you when replacing it makes more sense.

Taps and toilets that keep running

A worn washer or a stuck float valve wastes water and pushes the bill up. It’s a small repair that gets dearer the longer it runs.

Signs of a leak you can’t see

  • A water bill that climbs when your use hasn’t changed
  • A water meter that keeps moving with every tap and appliance off
  • A musty smell, bubbling paint or soft flooring near a wall
  • A stain on a ceiling below a bathroom or laundry

Which pipes are yours in a terrace or a flat?

Sydney Water says the owner is normally responsible for private drinking water and wastewater pipes up to where they connect to its services. Sydney Water owns the water main and the meter at the property.

Where a multi-level building has individual meters, Sydney Water says common water use goes on the owners corporation’s water bill. It lists centralised hot water systems, pools, garden and fire hose reels. Individual unit owners have their own water use charge on their water bill.

Emergency plumber Surry Hills: any hour, day or night

A pipe that bursts at 3 am or a toilet that overflows on a Sunday can’t wait for the morning. Call 1300 164 206 and a licensed plumber answers. Evening and weekend rates differ, and you get the price before we start.

  • Turn off the isolation valve under the sink, or the main tap, if you can reach one.
  • Switch off the power at the switchboard if water has reached power points or lights.
  • Open the lowest tap to drain the pipes.
  • In a block, tell your strata manager or committee if the water isn’t coming from your own lot.
  • Call us, and keep the area clear.

Renting? NSW lists a burst water service, a blocked or broken toilet and a failure of the water supply as urgent repairs. It says the tenant must tell the landlord or agent straight away.

Gas fitting and hot water for Surry Hills apartments and terraces

Gas pipework and valves mounted on a brick wall

NSW says all gas installations must be carried out by a licensed gasfitter. Moving a cooktop, adding a bayonet point or swapping a gas hot water unit is that kind of work. Our gas appliance connections include new connections, swaps and pressure testing.

A storage hot water unit keeps a tank of water hot. An instantaneous unit heats water as it flows. When a heater is replaced, NSW plumbing standards call for a temperature control device. They set a 50°C maximum for heated water at most personal hygiene fixtures, such as showers and basins.

If you smell gas in your home, NSW says to leave the building at once, call 000 and ask for the NSW Fire Service. If a leak continues, it says to call your gas supplier or a licensed gasfitter.

Do I need approval for plumbing work in Surry Hills?

A Notice of Work is a form that outlines the plumbing and drainage work to be done. NSW says plumbers submit one for work that needs an inspection. Emergency work and minor works, like replacing tap ware or an existing hot water system, don’t need one.

A Certificate of Compliance confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. Keep your copy with the papers for the home.

Heritage is a separate question. The City of Sydney says it requires an exemption request when works impact a local heritage item or a building in a heritage conservation area. That applies on land covered by Sydney Local Environmental Plan 2012. Its examples of minor or maintenance works include replacing rusty gutters and downpipes to match original details. You may need written confirmation from the council before you start, and its interactive map shows whether an address is covered.

In 2021, 5,325 occupied homes were flats or apartments and 5,088 were rented. NSW says a tenant must tell the landlord or agent straight away about an urgent repair, and a burst water service is on its list.

In a strata building, NSW says that in most cases the owner looks after plumbing in internal walls and fixtures, such as baths, toilets, sinks and showers. The owners corporation looks after plumbing in boundary walls and under the floor. If you can’t tell which applies, NSW says to check your strata plan and by-laws.

Sydney Water says it owns the junction, but the owner is responsible for their connection to its wastewater system. The owner also clears any tree roots that enter the junction at the point of connection. Sydney Water says you have a joint service if your pipe also serves other properties, and each owner who shares one is responsible for it. It adds that joint services are more common in old parts of Sydney, such as terrace housing developments.
