Plumber Eastlakes
Blocked drains, leaks, hot water and gas fitting for Eastlakes units and houses, fixed by licensed local plumbers who quote first.
Licensed plumbing for Eastlakes units and houses, day or night
A ceiling that drips after your neighbour’s shower needs a licensed plumber in Eastlakes. So does a toilet that won’t stop running. Our plumber Eastlakes team takes calls at any hour, for flats and for houses.
Each job gets a price before we start, and the price holds once you approve it. Evening and weekend rates differ from daytime rates, and we quote the price first.
What plumbing goes wrong in Eastlakes units and houses?
The 2021 Census counted 1,724 flats or apartments among Eastlakes’ 2,499 occupied homes, alongside 712 separate houses. Here are four common jobs.
Slow and blocked drains
A sink or shower that drains slowly is an early warning. A camera inspection shows whether clearing a blocked drain will hold or the pipe needs repair.
Leaks you can’t see
A stained ceiling, a damp wall or a water bill that keeps climbing points to a hidden leak. We use hidden leak detection before anything is opened up.
Hot water that runs cold
A unit that fades halfway through a shower needs a repair or a replacement. We handle hot water system repairs and tell you when replacing makes more sense.
Dripping taps and running cisterns
A dripping tap or a cistern that refills on its own wastes water all day. The cause is a worn washer or a float valve that sticks.
Whose pipe is it in a unit block?
In a strata building, the answer depends on where the pipe runs. The NSW Government’s page on strata repairs and maintenance says owners repair anything within their property. The owners corporation or strata committee repairs common property. If you can’t tell which applies, check your strata plan and by-laws, as the page advises.
A separate house works differently. Sydney Water says the property owner is normally responsible for private drinking water and wastewater pipes up to where they connect to its services. Its blocked drain guide also advises against planting trees within 6 metres of wastewater pipes.
Emergency plumber Eastlakes: any hour, day or night
A pipe that bursts at 2 am can’t wait for opening hours, and nor can an overflowing toilet. Call 1300 164 206 and a licensed plumber answers. Evening and weekend rates differ, and you get the price before we start. See how our emergency plumbing callouts work.
- Turn the water off at your main tap.
- Switch off the power at the switchboard if water has reached power points or lights.
- Open the lowest tap to drain the pipes.
- Move valuables off the floor, then call us.
Sydney Water says to call 13 20 90 any time, day or night, to report an overflow, and to stay clear of it. It lists signs that a blockage is probably in its pipes. Two are neighbours having the same problem and an overflow visible beyond your property boundary.
In a unit block, the NSW strata page says that in most cases water damage coming from common property is the owners corporation’s repair. Water damage coming from inside your own property is listed as the owner’s.
Plumber Eastlakes: hot water and gas for local homes
A storage unit keeps a tank of heated water ready. An instantaneous unit heats water as it flows through. Some buildings run one central hot water system instead. Sydney Water says common water use, including from centralised hot water systems, is included on the owners corporation’s water bill.
Gas work is licensed work. Moving a cooktop or connecting a new appliance has to be done by a licensed gasfitter and tested before it’s used. Our licensed gas fitting covers new connections and appliance swaps.
If you smell gas, get everyone out and don’t touch switches or appliances. Call us from outside, any hour.

Do I need approval for plumbing work in Eastlakes?
Plumbing has its own paperwork. The NSW Government says a plumber must submit a Notice of Work before starting work that needs an inspection. In Sydney it goes to Building Commission NSW. Emergency work doesn’t need one, and nor do minor works like replacing tap ware.
A Certificate of Compliance confirms the finished work complies with the plumbing regulations and the Plumbing Code of Australia. The plumber gives a copy to the person who arranged the work.
Plumbing in Eastlakes: renters, strata and the wetlands
The NSW Electoral Commission lists Eastlakes among the localities of Bayside Council. Botany and Pagewood are on the same list.

Half of Eastlakes’ occupied homes were rented in 2021. Sydney Water’s rule is about the property owner, not the person renting. In a flat, the NSW strata page above sets out who repairs a pipe in the walls or under the floor.
Plumber Eastlakes: who repairs which pipe?
| Where the pipe runs | Who repairs it | What to do first |
|---|---|---|
| Plumbing in internal walls and fixtures such as sinks, toilets and showers | The lot owner | Book a licensed plumber. |
| Plumbing in boundary walls and under the floor | The owners corporation | Report it to your strata committee or manager. |
| The water main and the water meter at the property | Sydney Water | Sydney Water says it owns and maintains both. |
Sydney Water’s plan for the Botany Wetlands says the wetlands it owns and manages extend from Gardners Road, Eastlakes to Botany Road, Botany. The plan says the ponds and weirs receive and treat stormwater run-off from a large urban catchment in Sydney’s eastern suburbs. It also says the wetlands are listed on the State Heritage Register.
We also look after Botany, Pagewood, Kingsford and Matraville. To check your suburb, see where our Eastern Suburbs plumbers work.
