Electrician Eastlakes
Fault finding, switchboard upgrades, smoke alarms and appliance circuits, done by licensed local electricians who answer day or night.
Electrical help for Eastlakes flats and houses, any hour
A power point that sparks needs a licensed electrician in Eastlakes. So does a breaker that trips every night. Our electrician Eastlakes team takes calls at any hour, for flats and houses alike.
Every job is priced before work starts, and the figure holds once you approve it. Evening and weekend rates differ, so we quote your visit first.
What electrical faults turn up in Eastlakes homes?
Most homes in Eastlakes are flats. The 2021 Census counted 1,724 flats or apartments among 2,499 occupied homes, plus 712 separate houses.
A switchboard is the panel that splits the incoming power into circuits. A safety switch is a device that cuts power in a split second when current leaks to earth. When one keeps tripping, fault finding for repeat trips traces the circuit instead of resetting it.
Some boards still carry ceramic fuses. Others have no safety switch on the power and lighting circuits. Both need a close look before a new circuit goes on. A switchboard upgrade is quoted as a fixed job.
Signs your board needs attention
- A safety switch that trips again within minutes of a reset
- Lights that dim when the oven or a heater starts
- A warm panel, a crackle or a burnt smell at the board
- Ceramic fuses where breakers should be
Cooling, lighting and appliances in a flat or house
A reverse cycle air conditioner or an induction cooktop runs on a circuit of its own. An older board may need work before it can carry one. We fit ovens, cooktops and other appliances from the board to the benchtop.
The NSW EPA says air conditioner noise shouldn’t be heard in a neighbour’s home before 8 am or after 11 pm on weekends and public holidays. On any other day the times are before 7 am and after 11 pm. The EPA lists no restrictions during severe or extreme heatwaves, as defined on its page.
A new ceiling fan needs a secure fixing and a circuit that can run it. Swapping old halogen downlights for LED lighting cuts the load on a lighting circuit.

- Check whether your neighbours have power.

- Treat any wire on the ground as live, and stay well back.
If Ausgrid supplies your home, report faults and emergencies to it on 13 13 88. Ausgrid lists that line as open 24 hours. In a life threatening situation, call triple zero first.
Stay at least 8 metres, or 2 car lengths, from fallen wires. That’s Ausgrid’s advice on fallen powerlines. It adds that fallen trees near damaged network equipment can hide electrical hazards.
Ausgrid says an Authorised and Accredited Service Provider Level 2 can install, repair or maintain the overhead or underground service lines between a customer installation and its network. We hold Level 2 accreditation, number 5559.

Do I get a certificate after electrical work in Eastlakes?
In NSW, the person who tests electrical work must submit a Certificate of Compliance for Electrical Work. That has to happen no later than seven days after the test. From 1 July 2026 it goes through the Building Commission NSW eCert portal, and paper and PDF forms are no longer accepted.
The customer gets an emailed copy when the electrician adds their email address.
Electrician Eastlakes: renters, strata and the network
The NSW Electoral Commission puts Eastlakes in Bayside Council’s area.
Ausgrid says its network covers Sydney, the Central Coast and the Hunter Valley. It doesn’t name Eastlakes on that page. Ausgrid’s network area check matches a postcode to the distributor that supplies the street, so use it to confirm yours.
Eastlakes tenure and housing in the 2021 Census

Half of the occupied homes were rented in 2021. The NSW Government says landlords must keep smoke alarms working, and must repair or replace one within two business days of finding out it isn’t. It notes exceptions for some strata schemes, so check your tenancy agreement. Our smoke alarm installation covers hardwired alarms, which need a licensed electrician.
Electrician Eastlakes: who looks after which fitting in a unit block?
| The fitting | Who looks after it | What to do first |
|---|---|---|
| A light that hangs into your unit | The lot owner | Book a licensed electrician. |
| A broken appliance in your unit | The lot owner | Have it repaired or replaced. |
| A light recessed into the ceiling | The owners corporation | Tell your strata manager or committee. |
| Lights on common property | The owners corporation | Report it to your strata committee. |
The NSW strata page says owners repair anything within their property, and the table above follows its list of who repairs what in most cases. The owners corporation or strata committee repairs common property, and cables are one of its examples. If you can’t tell which applies, check your strata plan and by-laws.
For a separate house, Ausgrid says the owner keeps private poles, powerlines and pole-top fittings in good working order. Ausgrid maintains and repairs its network in the street.
Other suburbs we cover include Botany, Pagewood, Kingsford and Matraville. To check your suburb, see where our Eastern Suburbs electricians work.
