Electrician Botany
Switchboards, fault finding, lighting and appliance circuits for Botany houses and apartments, by licensed local electricians who quote first.
A licensed electrician for Botany houses and apartments, day or night
A safety switch that trips whenever the oven and heater run together needs a licensed electrician in Botany. Our electrician Botany team takes calls at any hour, for houses, townhouses and apartments.
We price every job before work starts, and the figure is fixed once you approve it. Evening and weekend rates differ, so we quote your visit before we begin.
What electrical faults turn up in Botany homes?
A switchboard is the panel that splits the incoming power into circuits. It holds the breakers and, on a newer board, the safety switches. A safety switch is a device that cuts power within a split second when current leaks to earth.
Some boards still carry ceramic fuses. Others have no safety switch on the power and lighting circuits. Either one needs a close look before a new circuit goes on, and a switchboard upgrade gets a price before work starts.
When a safety switch trips again after you reset it, fault tracing for repeat trips finds the circuit behind it.
Signs your board needs attention
- A safety switch that drops out again within a day of a reset
- Lights that dim when the kettle or heater starts
- A panel that feels hot, hums or smells of burning
- Fuse wire or ceramic fuses where breakers should be
Lights, ovens and ceiling fans in Botany homes
A new induction cooktop or wall oven runs on a circuit of its own in most homes. An older board needs a look first. We fit ovens and cooktops from the board to the benchtop.
Old halogen downlights run hot and draw more power than LEDs. Swapping them for LED lighting upgrades eases the load on the circuit. A ceiling fan needs a firm fixing and a circuit that can run it, so fitting a new ceiling fan starts at the board.
In a strata building, who looks after a light depends on where it sits. The NSW Government’s strata page lists lights that hang into your property as the owner’s job. It lists lights recessed into the ceiling, and lights on common property, as the owners corporation’s.
Emergency electrician Botany: any hour, day or night

- Look outside. If the neighbours’ lights are off too, report the outage to your network operator. If Ausgrid supplies your home, that’s 13 13 88.
- If only your home is dark, check the board for a tripped safety switch.
- Unplug whatever was running when the power went.
- Treat any fallen wire as live and keep well back.
If Ausgrid supplies your home, its fallen powerline advice applies. Stay at least 8 metres, or 2 car lengths, away from fallen wires and report them on 13 13 88, which is open 24 hours. For an electric shock or injury, call triple zero (000) first.
Ausgrid also asks you to report a shock from a tap or metal object inside or outside your home on 13 13 88, if it supplies your home.
Ausgrid says a Level 2 Accredited Service Provider can install, repair or maintain the overhead or underground service lines between a customer installation and its network. Aussie Home Services is a Level 2 accredited service provider, number 5559.

Do I get a certificate after electrical work in Botany?
Yes. NSW says electricians must submit a Certificate of Compliance for Electrical Work whenever electrical work has been undertaken. The person who carries out the electrical test submits it, no later than seven days after the test. The NSW Government’s electrical compliance page sets this out.
From 1 July 2026, every certificate goes through the Building Commission NSW eCert portal. Handwritten and PDF forms are no longer accepted. The portal sends the customer a copy when the electrician adds their email address, so keep it with your house papers.

Ausgrid’s Community Power Network page lists Mascot, Botany, Rosebery, Eastlakes and Pagewood, in the Bayside Council area, as its first trial site. If you’re unsure which network supplies your address, Ausgrid says to use its network postcode checker.

Electrician Botany: whose problem is the fault?

|---|---|---|
| A wire is down in the street | Ausgrid on 13 13 88, if it supplies your home | Stay at least 8 metres away. |
| A tingle from a tap or metal fitting | Ausgrid on 13 13 88, if it supplies your home | Report it to Ausgrid. |
| One circuit keeps tripping | Us | Note which appliance was running. |
| A light recessed into your ceiling | The owners corporation | Tell your strata manager. |
That’s general information, not legal advice. If it isn’t clear who should make a repair, the NSW Government says to check your strata plan and by-laws. Its strata repairs page has the full list.
