Which plumbing jobs come up in Balgowlah flats, townhouses and houses?
The 2021 Census counted 1,269 flats or apartments in Balgowlah, alongside 1,091 separate houses and 728 semi-detached homes, terraces and townhouses. Pipes work the same way in each. Who pays for a fix doesn’t. These are the jobs we’re asked about.
Drains that run slowly
A pooling shower, a gurgling basin or a laundry that backs up points to a blockage. Clearing a blocked drain begins with finding where the pipe is choked.
Hot water that runs out
A tank that’s empty after one shower, or water that turns cold halfway through, needs a fix or a swap. We quote either before we start.
Taps, flexi hoses and cisterns
A drip under the basin, a weeping flexi hose or a cistern that won’t stop filling wastes water. Fix it before the water hits the cabinet floor.
Leaks behind walls
A musty smell, a stain that spreads or paint that blisters on a wall can mean a pipe is leaking out of sight. In a block of flats, finding the source comes before deciding who repairs it.
Is there a leak hiding in your plumbing?
Sydney Water’s meter test is a good start. First, turn off all taps and appliances that use water, note the numbers on the meter dial, and don’t use any water for at least the next hour. If the numbers have changed, you have a leak, and a bigger change means a bigger potential leak. Our hidden leak tracing is for finding where it is.
Where do your pipes stop being your problem?
Sydney Water says the owner is normally responsible for private drinking water, recycled water and wastewater systems up to where they connect to its services. It publishes diagrams of typical connections that show the line.
Sydney Water also says the owner clears any tree roots that enter the junction at the point of connection. The junction itself is Sydney Water’s.
In a strata building, the NSW Government’s repairs page splits plumbing in two. In most cases the owner repairs plumbing in internal walls and fixtures, such as baths, toilets, sinks and showers. The owners corporation repairs plumbing in boundary walls and under the floor.
Tenants should ask their landlord. When the answer isn’t obvious, the page says to check your strata plan and by-laws.
Emergency plumber Balgowlah: call at any hour
A burst pipe on Saturday night or a flooded bathroom won’t wait for Monday. Call 1300 164 206. We answer 24 hours a day, seven days a week. You can read about our emergency plumbing callouts first.
Evening and weekend rates differ from daytime ones, and we quote the price first. In a strata building, NSW says owners should, if possible, notify the strata manager and get advice from a committee member as soon as they can. It also says to check the strata manager’s website for a list of emergency tradespeople.
While you wait for us:
- Turn the water off at the main tap, or at the meter if you can reach it.
- If water has reached power points or lights, turn the power off at the switchboard and keep clear.
- Open a tap at the lowest point to drain the pipes.
- Take photos of the damage for your insurer, landlord or strata manager.
Gas fitting and hot water for Balgowlah kitchens and laundries
NSW says all gas installations must be carried out by a licensed gasfitter. That means moving a cooktop, adding a bayonet point or connecting a heater. Our contractor licence covers gasfitting.
A storage hot water unit keeps a tank of hot water in reserve. An instantaneous unit has no tank and heats water as it passes through. A puddle under the tank, or water that goes cold mid-shower, means the unit needs a look. Our hot water unit repairs cover gas and electric units.
If you smell gas in your property, NSW says to exit the building immediately, call 000 and ask for the NSW Fire Service. Once you’re outside and safe, ring us, day or night.

Does plumbing work in Balgowlah need a notice or certificate?
A Notice of Work is a form that outlines plumbing and drainage work to be carried out. Plumbers send one in before work that needs an inspection. NSW doesn’t ask for one for emergency work or for minor works, such as replacing tap ware and existing hot water systems.
A Certificate of Compliance confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. NSW says the plumber provides a copy to the person who arranged the work.
Plumbing in Balgowlah: units, townhouses and who pays
The NSW Electoral Commission lists Balgowlah, Balgowlah Heights and North Balgowlah among the localities that Northern Beaches Council includes partially or wholly.
Northern Beaches Council describes Burnt Bridge Creek Bushland Reserve as a riparian corridor. It runs along Burnt Bridge Creek from Seaforth and North Balgowlah, eventually flowing into Manly Lagoon.

In 2021, 984 homes here were rented. For a rental, NSW lists a burst water service and a blocked or broken toilet as urgent repairs. The tenant must notify the landlord or agent straight away. A failure or breakdown of an essential service for hot water is on that list too.
