Licensed plumbers for Manly apartments and houses, any hour

A leak through the ceiling, a toilet that runs on or a cold hot water unit needs a licensed plumber in Manly. Our plumber Manly team works on apartments, houses and shopfronts, and takes calls at any hour, day or night.

Every job gets a price before we start, and the price is fixed once you approve it. Evening and weekend rates differ from daytime rates, so we quote your visit first. Quotes are free.

Which plumbing jobs come up in Manly apartments and houses?

Two Aussie Home Services plumbers working under a kitchen sink

The 2021 Census counted 5,352 flats or apartments in Manly, against 790 separate houses. In a flat, a leak raises a question. Is this pipe mine or the building’s? Here are four jobs we’re asked about.

Leaks that show up downstairs

A stain on a ceiling or a damp patch on a wall means water is escaping from somewhere above or behind it. Finding the source comes first, because the repair depends on whose pipe it is.

Drains that won’t clear

A slow shower, a gurgling basin or a toilet that won’t clear points to a blockage. Clearing a blocked drain starts with finding where it sits.

Hot water that fades

A unit that runs cold halfway through a shower needs a repair or a replacement. Our hot water unit repairs are quoted before work starts.

Salt-worn outdoor fittings

Outdoor taps, hose connectors and balcony drains sit in salt air, and metal parts wear faster there. A tap that drips or a fitting that has seized is worth a look before it fails.

Check for a hidden leak yourself. Turn every tap and appliance off, then watch the meter dial. If it’s still turning, water is escaping somewhere. In an apartment, tell your strata manager about any common property that needs repair.

Who looks after which pipes in Manly?

Sydney Water says the property owner is normally responsible for private drinking water and wastewater pipes up to where they connect to its services. Its diagrams of typical connections show where the line falls.

Inside a strata building, the NSW Government’s repairs page says that in most cases owners repair plumbing in internal walls and fixtures, such as baths, toilets, sinks and showers. The owners corporation looks after plumbing in boundary walls and under the floor.

Tenants should start with the landlord or agent. If you can’t tell which side a repair falls on, check your strata plan and by-laws. Your strata manager can give you a copy.

Emergency plumber Manly: any hour, day or night

A burst flexi hose at midnight or a toilet overflowing on a Sunday won’t wait for opening hours. Call 1300 164 206 and a licensed plumber answers. Here’s how our emergency plumbing callouts work.

Evening and weekend rates differ from daytime rates, and you get the price before we start. Find your main tap now, before a leak. NSW says owners should tell their strata manager about an emergency repair if they can.

While you wait for us:

  • Turn the water off at the main tap.
  • Switch off the power at the switchboard if water has reached power points or lights.
  • Move rugs and furniture off the wet floor.
  • Photograph the damage for the owner or the strata manager.

Gas fitting and hot water for Manly kitchens and bathrooms

Gas pipework and valves mounted on a brick wall

Moving a gas cooktop, adding a bayonet point or changing a heater connection is licensed gasfitting work. Our gas fitting service covers new lines, appliance swaps and pressure testing.

A storage hot water unit keeps a tank of heated water ready. An instantaneous unit heats water as it flows through. Both run on gas or electricity. A unit in an upper-floor cupboard can drip into the home below. Get a slow drip looked at early.

If you smell gas, NSW says to turn off your gas appliances, open all doors and windows and evacuate the area, if it’s safe to do so. Call us once you’re outside, at any hour.

A family business with a licence behind every job

Aussie Home Services is family owned and has worked across Sydney since 2009. Our plumber Manly team works under NSW contractor licence 273594C, which covers plumbing, gasfitting, draining and electrical work, and we’re fully insured.

You get a fixed price before work begins, and quotes are free. If we find something that changes the job, we stop and talk it through first. No call-out fee applies when the booking is for the following day or later. Our Lifetime Labour Guarantee covers labour if our workmanship causes a failure and the work is defective. Parts aren’t covered.

Does plumbing work in Manly need a notice or council approval?

Plumbing has its own paperwork. A plumber submits a Notice of Work before work that needs an inspection. NSW lists emergency work and minor works as cases where no notice goes to Building Commission NSW. Replacing tap ware or an existing hot water system is a minor work.

A Certificate of Compliance confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. NSW says the plumber gives a copy to the person who arranged the work, so keep yours with the house papers.

Northern Beaches Council’s Manly Development Control Plan lists the Manly Town Centre Heritage Conservation Area and The Corso, and the Pittwater Road Conservation Area, under Special Character Areas and Sites. Its contents page lists the headings only, so ask council what applies to your building before you plan any outside work.

Plumbing in Manly: a town of apartments and rentals

Manly is in the Northern Beaches Council area. The council’s heritage page lists Manly Wharf and the Manly Cove Pavilion, both on West Esplanade, among State Heritage Register sites.

In 2021, 5,352 occupied homes were flats or apartments and 3,585 were rented. For a rented home, NSW lists a burst water service as an urgent repair. The tenant must tell the landlord or agent straight away. Any home left empty over a long holiday can leak unseen, so turn the main tap off before you go.

Council’s online Flood Hazard Map shows land identified as flood prone across the Northern Beaches. Council describes overland flooding as water from local run-off on its way to a waterway. If water backs up at a low garage or yard drain in heavy rain, a stormwater drain may need attention.

Plumber Manly FAQs

We quote every job before work starts, and the price is fixed once you approve it. The fault, how easy it is to reach and the parts needed set the price. Quotes are free, and evening and weekend rates differ from daytime rates.

A licensed plumber looks at the problem and gives you a fixed price before any work starts. If something changes the job, we stop and talk it through first. No call-out fee applies when the booking is for the following day or later.

It depends where the pipe runs. Owners repair plumbing in internal walls and fixtures, and the owners corporation covers boundary walls and plumbing under the floor, says the NSW Government. If it’s unclear, check your strata plan and by-laws. Your strata manager can give you a copy.

Ask council about your building: the Manly Development Control Plan lists the Manly Town Centre Heritage Conservation Area and The Corso, and the Pittwater Road Conservation Area. Its contents page lists headings only and gives no rules, so check what applies before any outside work.

A Certificate of Compliance confirms the finished work complies with the plumbing regulations and the Plumbing Code of Australia. Before work that needs an inspection, the plumber also submits a Notice of Work.

Call straight away for a burst pipe, an overflowing toilet, a sewage smell or any smell of gas. We answer 24 hours a day, seven days a week. Evening and weekend rates differ from daytime rates, and we quote the price first.
