Plumber Brookvale
Blocked drains, leaks, hot water and gas fitting for Brookvale units, homes and businesses, fixed by licensed local plumbers.
Licensed plumbers for Brookvale flats, homes and workshops
A leak through the ceiling, a blocked drain or a cold shower needs a licensed plumber in Brookvale. Our plumber Brookvale team takes calls at any hour, day or night.
We quote the price before work starts, and it’s fixed once you approve it. Evening and weekend rates differ from daytime rates, so you hear the price for your visit first.
We work in flats, townhouses and houses, and on commercial sites too. Backflow prevention and water meter work are part of what our Brookvale plumbers do.
What plumbing jobs come up in Brookvale flats and homes?
The 2021 Census counted 894 flats or apartments among Brookvale’s 1,407 occupied homes, against 257 separate houses. Four jobs come up again and again, whatever the building.
Drains that back up
Water that rises in the sink or the laundry trough points to a blockage in the drain. A camera inspection shows whether clearing the blockage will hold or the pipe needs repair.
Leaks behind walls
A stain on a ceiling or a damp patch on a wall often starts somewhere else. We use non-invasive leak tracing to find the source before anything is opened up.
Showers that go cold
A unit that can’t keep up with the household needs a repair or a swap. The age and condition of the unit decide whether repairing a hot water unit makes sense.
Toilets that keep running
A cistern that refills all day wastes water and lifts the bill. A tired inlet valve or a warped seal is the usual cause, and we do toilet cistern repairs.
Check your water meter first. Turn off every tap and appliance, then watch the dial for a few minutes. If it keeps moving, water is escaping somewhere on the property.
Who looks after which pipes in a Brookvale flat or house?
Sydney Water says the owner is normally responsible for private drinking water, recycled water and wastewater systems up to where they connect to its services. Its guide to typical connections shows where that line falls.
In a strata building, the NSW Government puts plumbing in internal walls and fixtures with the lot owner. That means baths, toilets, sinks and showers. Plumbing in boundary walls and under the floor belongs to the owners corporation. If you can’t tell which applies, the strata repairs and maintenance page says to check your strata plan and by-laws.
Emergency plumber Brookvale: any hour, day or night
A pipe that bursts at 2 am or a toilet that overflows on a Sunday can’t wait for opening hours. Call 1300 164 206 at any hour. This is how our emergency plumbing visits work.
Evening and weekend rates differ from daytime rates, and we quote the price before we start. Sydney Water says it owns the water meter at your property and that you must keep it free from damage.
While you wait for us:
- Turn the water off at the main tap, or at the meter if you can’t find one.
- Switch off the power at the switchboard if water has reached power points or lights.
- In a block of flats, tell your strata manager or committee if the water is coming from common property.
- Lift valuables off the floor and keep the area clear.
Gas fitting and hot water for Brookvale units and townhouses
Moving a gas heater, replacing a cooktop or adding a bayonet point is gasfitting work. Our licensed gas fitting covers new connections, appliance swaps and pressure testing.
A tank unit stores hot water. An instantaneous unit heats it as it flows. Either type runs on gas or electricity, and the right one depends on the household and the space it has to fit.
If you smell gas, get everyone outside and don’t touch switches or appliances. Call us from outside at any hour.

Do I need approval for plumbing work in Brookvale?
Some plumbing jobs need paperwork before they start. A plumber submits a Notice of Work before work that needs an inspection. The NSW Government lists emergency work and minor works, such as replacing tap ware or an existing hot water system, as cases where one isn’t needed.
A Certificate of Compliance confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. Ask for your copy and keep it with the house papers.
If you own a lot in a strata building, the NSW Government also reminds you to check that the tradesperson is licensed. Our licence number is 273594C.
Plumbing in Brookvale: strata blocks, industrial land and stormwater
The NSW Electoral Commission lists Brookvale as a locality of Northern Beaches Council. The council’s Brookvale Precinct page cites 86 hectares of industrial land. The NSW Flood Data Portal lists a Greendale Creek flood study whose area includes parts of Brookvale. It describes a considerable amount of industrial development in the suburb of Brookvale.
The portal says that study provides information on the depth and velocity of floodwaters across roads and the capacity of the stormwater network. A roof or a yard that can’t shed water is a plumbing job, and our stormwater drain work covers it.
Brookvale homes in the 2021 Census

Most Brookvale homes are flats. In a strata building, one leak can involve a lot owner and an owners corporation. For the 625 rented homes, the NSW Government lists a burst water service and a blocked or broken toilet as urgent repairs. The tenant tells the landlord or agent straight away.
Plumber Brookvale: whose job is the leak, by the NSW strata guide?
| Where the water is | Who looks after it | What to do first |
|---|---|---|
| A tap, toilet or shower inside your unit | You, as the lot owner | Call us for the repair. |
| A pipe in a boundary wall or under the floor | The owners corporation | Tell the strata manager or committee. |
| The water main or the meter at the property | Usually Sydney Water | Call Sydney Water. |
Businesses carry duties too. A backflow prevention device is a valve, an air gap or a break tank that stops water flowing back into Sydney Water’s pipes. Sydney Water says the owner must have the right device installed and kept in order. An accredited backflow plumber must assess the site’s hazard rating. Its page on backflow prevention has the detail.
Sydney Water also says a business that will produce trade wastewater must apply for permission first. We also handle relining a damaged drain, which suits a site where digging would stop work.
We also look after Curl Curl, Beacon Hill, Freshwater and Dee Why. See the other suburbs our Northern Beaches plumbers cover.
