Which plumbing jobs come up most in Warriewood homes?
Warriewood’s 2021 Census count shows a mix: 1,418 separate houses, 681 townhouses and similar, and 602 flats or apartments. The same four jobs turn up in all of them.
Taps and toilets that won’t settle
A dripping tap wastes water a drop at a time. A cistern that keeps refilling points to a worn washer or a stuck float valve.
Drains that gurgle or back up
A slow sink or a gurgling toilet means a blockage somewhere in the pipe. Our blocked drain clearing service covers sinks, showers and toilets.
Leaks you can’t see
A water bill that climbs with no change in use points to a hidden leak. We use tracing a hidden leak before anything is opened up.
Fixtures that have worn out
Mixers, shower rose seals and flexible hoses wear out. A small leak at a hose can run for weeks behind a vanity.
Signs of a leak behind the wall
- The water meter dial keeps turning with every tap and appliance off
- A musty smell, bubbling paint or a soft patch beside a bathroom wall
- The sound of running water when the house is quiet
- A bill that jumps although nobody has used more water
Which pipes are yours at a Warriewood property?
Sydney Water says the property owner is normally responsible for private water and wastewater pipes up to where they connect to its services. It owns the water main and the water meter at your property, and you must keep the meter free from damage.
Sydney Water also owns the wastewater junction. The owner is responsible for the connection to it, and for clearing any tree roots that enter the junction at the point of connection.
Its wastewater blockages guide lists the signs of a Sydney Water blockage. One is an overflow from a maintenance hole on public land. Its wastewater faults line is 13 20 90, open 24/7.
Emergency plumber Warriewood: any hour, day or night
A pipe that splits at midnight or a toilet that overflows on a Sunday can’t wait for opening hours. Call 1300 164 206 and a licensed plumber answers. Our emergency plumbing callouts run all day, every day.
Evening and weekend rates differ from daytime rates, and you hear the price before work starts. Know where your main tap is before you need it. In a block of units, find out whether the supply is shared and who to tell.
While you wait for us:
- Turn the water off at the main tap.
- Switch off the power at the switchboard if water has reached power points or lights.
- Open the lowest tap to take the pressure out of the pipes.
- Lift rugs and small valuables off the floor and keep the area clear.
Gas fitting and hot water for Warriewood townhouses and houses
NSW says all gas installations must be carried out by a licensed gasfitter. It also says to use one to install, repair and service gas appliances. Moving a cooktop or adding a heater point is gasfitting work.
A tank unit stores heated water, and an instantaneous unit heats it as it flows. Either type can run on gas or electricity. Our hot water unit repairs cover both kinds.
If you smell gas, NSW says to exit the building immediately, call 000 and ask for the NSW Fire Service. Don’t use lighters or matches to look for the leak. Call us from outside once you’re safe.
Are you building on bush fire prone land? The NSW Rural Fire Service says water and gas supplies need to be provided so that any above-ground pipes are made out of metal. Northern Beaches Council says its online mapping tool shows individual properties.

Do I need approval for plumbing work in Warriewood?
Plumbers and drainers must submit a Notice of Work before starting work that needs an inspection. NSW says one isn’t needed for emergency work or for minor works such as replacing tap ware and existing hot water systems.
A Certificate of Compliance confirms the work complies with the plumbing regulations and the Plumbing Code of Australia. Keep your copy with the house papers.
Northern Beaches Council says development on flood prone land must also comply with the Warriewood Valley Water Management Specification if it is in the Warriewood Valley Urban Land Release Area. Its online Flood Hazard Map shows land identified as flood prone, and the council says the mapped extents are indicative only.
Plumbing in Warriewood: wetlands, townhouses and strata
The NSW Electoral Commission lists Warriewood among the localities that the Northern Beaches council area includes partially or wholly. Council also owns and manages Warriewood Wetlands, a 26 hectare freshwater wetland. It calls it the largest remaining sand plain wetland in the northern Sydney area.
Council says three creeks feed the wetland, Narrabeen, Fern and Mullet, and that it flows downstream into Narrabeen Lagoon.

The 2021 Census recorded 681 semi-detached, row, terrace or townhouses and 602 flats or apartments in Warriewood. If your home is in a strata scheme, the NSW Government’s strata repairs page says the owners corporation or strata committee must repair and maintain common property. Owners repair anything within their own property. The table shows who is responsible in most cases.
Plumber Warriewood: who fixes the leak in a strata building?
| What you see | Who it points to | First step |
|---|---|---|
| A broken appliance or fixture inside your unit | You, the owner | Call us for a quote. |
| The roof or gutters leak | The owners corporation | Report it to your strata manager. |
| You can’t tell if the part is inside your lot | Check before booking | Check your strata plan and by-laws or ask your strata manager, then call us. |
For a rented home, the NSW Government lists a burst water service and a blocked or broken toilet as urgent repairs. The tenant must tell the landlord or agent straight away.
We also look after Mona Vale, Narrabeen, Elanora Heights and Newport. See the other suburbs our Northern Beaches plumbers cover.
