Electrician Manly
Fault finding, switchboard upgrades, lighting and appliance circuits for Manly apartments and houses, done by licensed local electricians.
A licensed electrician for Manly apartments and houses, day or night
A safety switch that keeps tripping, a dead power point or a light that flickers needs a licensed electrician in Manly. Our electrician Manly team works in apartments, houses and shops, and takes calls at any hour.
We agree the price before work starts, and it’s fixed once you approve it. Evening and weekend rates differ from daytime rates, so you hear the price for your visit first.
What electrical faults come up in Manly apartments?
The 2021 Census counted 3,585 rented homes in Manly, 51.4% as the ABS prints it. Who fixes a fault depends on where it sits: in the apartment, in the building or in a rental. These are the faults we’re called to most.
A safety switch cuts the power when current leaks to earth. A circuit breaker cuts it when a circuit is overloaded. If a switch trips again after a reset, our fault finding service traces the circuit behind it. Then you’re not resetting it every week.
Boards with old ceramic fuses, or no safety switch on the lighting and power circuits, need a look before any new load goes on. We quote a switchboard upgrade as a fixed job.
Signs the board needs attention
- A safety switch that won’t stay on after a reset
- Lights that dim when the kettle or oven starts
- A cover plate that’s warm to touch or smells like burning plastic
- Old ceramic fuses, or no safety switch on the lighting and power circuits
Which lights and wiring are yours in a strata building?
The NSW Government’s strata repairs page says that in most cases owners look after lights that hang into their property and their broken appliances. The owners corporation looks after lights on common property and any lights recessed into the ceiling.
If you can’t tell which side a fault falls on, check your strata plan and by-laws. Your strata manager can give you a copy. Tenants should start with the landlord.
Lighting, cooling and appliance circuits in Manly homes
Balcony lights, outdoor power points and garden fittings sit in salt air, and corrosion gets into them. They need weatherproof fittings and a safety switch on the circuit. Press each safety switch’s test button regularly.
Replacing old halogen downlights with LED downlights draws less power per light, so the circuit carries less. In a strata building, check first: the NSW strata page puts any lights recessed into the ceiling on the owners corporation’s list.
An induction cooktop, a wall oven and a reverse cycle air conditioner each draw enough power to want their own circuit. A full board needs work before it can take a new one. A ceiling fan needs a firm fixing and a circuit that can carry it.
Emergency electrician Manly: any hour, day or night
Sparking, a burning smell or a board that won’t reset can’t wait for morning. Call 1300 164 206 and a licensed electrician answers, 24 hours a day, seven days a week. We quote the price before work starts. Here’s how our emergency electrical callouts work.
Ausgrid says the problem might be inside your home if your neighbours have power but you don’t.
While you wait:
- Check the board for a tripped safety switch or main switch.
- In an apartment block, ask a neighbour or your strata manager whether the whole building is out.
- Unplug the appliance that was running when the power failed.
- Treat any fallen line as live and keep away.
If a wire is down, stay 8 metres back, which Ausgrid describes as two car lengths. For faults and emergencies, Ausgrid lists 13 13 88, open 24 hours, if it supplies your home. In a life-threatening situation, call triple zero first.
Ausgrid says an Authorised and Accredited Service Provider Level 2 can install, repair or maintain the overhead or underground service lines between a customer installation and its network. We hold Level 2 accreditation, number 5559.

Will I get a certificate after electrical work in Manly?
Yes. NSW says the person who tests the work must submit a Certificate of Compliance for Electrical Work to Building Commission NSW, no later than seven days after the electrical test.
Since 1 July 2026 the certificate goes through the BCNSW eCert portal, and paper and PDF forms are no longer accepted. When the customer’s email address is added, the system sends them a copy.
Northern Beaches Council’s Manly Development Control Plan lists the Manly Town Centre Heritage Conservation Area and The Corso, and the Pittwater Road Conservation Area, under Special Character Areas and Sites. Its contents page lists the headings only, so ask council what applies to your building before you plan any outside work.

Manly homes in the 2021 Census
Source: ABS Census QuickStats. The ABS makes small random changes to figures for privacy.
In 2021, 3,585 homes were rented, 1,950 were owned outright and 1,265 were owned with a mortgage. In a rental, NSW says landlords must make sure smoke alarms, including heat alarms, are working.
They must repair or replace an alarm within two business days of finding out it isn’t working, and use a licensed electrician for a hard-wired one. Strata schemes have some exceptions. Our smoke alarm testing and repairs cover both types.
For an electric car in an apartment building, NSW Government energy guidance says most EV charging projects need owners corporation approval, and some may need a by-law. A charger also needs a circuit with spare capacity, which is a question for an electrician.
