Electrician Narrabeen
Fault finding, switchboard upgrades, smoke alarms and appliance circuits for Narrabeen units and homes, done by licensed local electricians.
Licensed electricians for Narrabeen flats, rentals and houses
A power point that’s gone dead or a safety switch that keeps tripping needs a licensed electrician in Narrabeen. Our electrician Narrabeen team takes calls at any hour.
We price every job before work starts, and the figure is fixed once you approve it. Evening and weekend rates differ from daytime rates, so you’ll hear the price for your visit first. Quotes are free.
What electrical faults turn up in Narrabeen apartments and houses?
Every home has a switchboard, the panel where the power splits into circuits. In a newer board it holds breakers and safety switches. A safety switch is a device that cuts the power in a split second when current leaks to earth.
When one keeps tripping, fault tracing for trips finds the faulty circuit instead of resetting it and hoping. A board with ceramic fuses, or no safety switch on the power and lighting circuits, needs a closer look before a new circuit goes on. A switchboard upgrade is quoted as a fixed job.
Warning signs at the board
- A safety switch that trips again within minutes of a reset
- Lights that dim when the oven or a heater starts
- A warm panel, a crackle or a burnt smell at the board
- A power point that’s discoloured or hot to touch
The 2021 Census counted 2,378 flats or apartments in Narrabeen (64.7%). In a block of units, some electrical items are yours and some belong to the building. The table in the local section sorts them out.
Electrician Narrabeen: cooling, lighting and appliance circuits
A reverse cycle air conditioner or an induction cooktop runs on its own circuit. The board needs room for it. We handle oven and cooktop installation from the board to the benchtop.
Old halogen downlights run hot and draw more power than LEDs. Swapping them for LED fittings cuts the load on the circuit. A ceiling fan needs a secure fixing and a circuit that can run it. Outdoor lights and power points need weatherproof fittings and a safety switch.
In a unit, NSW strata guidance says that in most cases the owners corporation looks after lights on common property and lights recessed into the ceiling. Lights that hang into your property are the owner’s. Check which applies before you book a lighting job.
Emergency electrician Narrabeen: any hour, day or night
No power, sparks or a board that won’t reset deserves a call on 1300 164 206. We answer 24 hours a day, seven days a week, and quote the price before work starts.
- Ask whether your neighbours have power. Ausgrid says that if they do and you don’t, the problem might be inside your home.
- If the whole street is dark, check Ausgrid’s outage map. Report it to Ausgrid on 13 13 88 if it isn’t showing.
- Keep one light on so you’ll know when power returns.
- Unplug TVs, computers and appliances to protect them from surges.
- Stay at least 8 metres from fallen wires.
Ausgrid says to report electrical faults and emergencies on 13 13 88, which is answered 24 hours. In a life threatening situation, call triple zero 000. If Ausgrid supplies your home, it maintains and repairs its network in the street. Everything from the first point of connection on your property is your own electrical installation.
Ausgrid says a Level 2 accredited service provider can install, repair or maintain the service lines between a customer installation and its network. We hold that accreditation (number 5559).
Renting? NSW Fair Trading lists a dangerous electrical fault as an urgent repair. The tenant must tell the landlord or agent straight away.

Do I get a certificate after electrical work in Narrabeen?
Yes. NSW says the person who tests the electrical work submits a Certificate of Compliance for Electrical Work. That must happen no later than seven days after the test. From 1 July 2026 it has to go through the Building Commission NSW eCert portal.
The electrician can add your email address in the portal, and the system then sends you a copy when the certificate is lodged. Keep it with your records for the property.
Narrabeen units, rentals and power lines: who looks after what
The NSW Electoral Commission lists Narrabeen among the localities in the Northern Beaches Council area. Ausgrid describes its network as spanning Sydney, the Central Coast and the Hunter Valley. If you’re unsure who supplies your home, ask Ausgrid or check your bill.

In a building with many flats, the owner, the owners corporation, the landlord and Ausgrid each look after different things. The table below splits them.
Electrician Narrabeen: who looks after which light, alarm or line?
| The item | Who looks after it | First step |
|---|---|---|
| Lights on common property, and lights recessed into the ceiling | The owners corporation | Tell your strata manager. |
| Lights that hang into your property | The owner | Book a licensed electrician. |
| A smoke alarm in a rental home | The landlord. Strata schemes have set exemptions | Tell the landlord or agent. |
| A fault on Ausgrid’s network in the street | Ausgrid, if it supplies your home | Report it on 13 13 88. |
NSW says a landlord can’t hand working smoke alarms to the tenant. A hard-wired alarm needs a licensed electrician to repair or replace it. Alarms must be replaced within 10 years of manufacture. Our smoke alarm installation covers rentals and owner-occupied homes.
Houses with overhead lines have their own rules. Ausgrid says owners look after the vegetation around private overhead powerlines and poles. Trimming within three metres of Ausgrid powerlines must be done by accredited workers, so don’t climb the ladder yourself.
Our electricians also work in Collaroy, Warriewood, Narraweena and Mona Vale. To check your suburb, see where our Northern Beaches electricians work.
